The people involved
The lender's decision-maker — verifying that you and the property fit the loan's rules. Every document request is them closing a gap in the file.
After you apply, your file goes to underwriting: verification of income, assets, debts, credit, and the property (via appraisal and title). "Conditions" — those requests for one more bank statement or a letter explaining a deposit — are the underwriter documenting what the rules require them to prove.
The requests can feel invasive and repetitive. They are also the mechanism protecting you from a loan that doesn't fit — take them as bureaucracy, not suspicion.
Two things speed underwriting more than anything else: complete documents the first time, and not changing your financial picture mid-flight — no new car, no new credit lines, no job changes you can avoid, no large undocumented deposits between application and closing.
